The measures introduced by the Government are commendable. One thing for sure, speculations are curbed. However I learnt one thing as a prospective buyer, we must be aware that such measures do not mean that property prices will drop. It will merely "correct" the market. Inflation will also lead to prices rising albeit not too steep or sharp. True, new parcel of lands were released but they will only be ready in 4-5 years time. Can one wait? You can't rent for 5 years, it wouldn't really make financial sense. Then, there is no guarantee that these new projects are necessarily 'affordable'; there is no obligation on the part of developers to sell cheap homes. Finally, location plays an important role; some of the new ECs will be located in Buangkok and Yishun, typically unpopular locations for condos. My view is that, buy according to your comfort level. Safe to say, speculation is almost gone from the market and the market has corrected. Buy according to its intrinsic value.
