Given Geylang’s and Bidadari’s locations — with a first-timer subscription rate of almost five for some flats, compared with no more than 1.8 in more distant locations — the Housing and Development Board must build higher and more densely in popular areas.
Buyers should make a sacrifice in terms of density to offset the convenience of central locations.
This may help to increase demand for flats in more suburban areas, where a fresher environment is more conducive to living in urbanised Singapore.
The HDB could also embark on a marketing strategy with the Land Transport Authority to point out that distance will be less of a disadvantage with an improved public transport network and services over time.
