Private condominiums usually have many investor-owners, and it has been the norm for the majority not to attend the annual general meeting, especially if the management council runs the condo well.
Penalising a Management Corporation Strata Title for poor attendance, just because it is well-run, is not beneficial.
AGMs that draw crowds are usually those with controversial issues; one would see debates and finger-pointing. Such meetings are lengthy and inefficient.
Owners who are concerned about the huge sum of estate funds should be encouraged to join the council so that they understand how the funds are managed.
If a condo wants genuine feedback from owners, it would be wise to send them a survey, for concerned owners to convey their feedback, rather than forcing them to attend AGMs.
